The Story So Far

Considered (originally just considered hotels) was formed in 2003 by Ian and Nicholas Howat.  Since its formation, Considered has conducted assignments and developed projects across Africa, Europe and Russia.

Considerable in-house expertise and input from our professional network (carefully established over 45 years) means we can truly say that we are experts in all matters pertaining to hotels and the hospitality sector.

We have advised sovereign wealth funds and HNWIs, as well as raising finance and developing our own projects too - So we speak with the authority of people who have been investors not just consultants.

The firm has completed around 120 project evaluations and assignments for private companies and local government land owning vehicles, including:

  • Development Management
  • Designed, Engineered and Funded a brand new design hotel concept
  • Brokered a £25m corporate portfolio hotel transaction
  • Negotiated contracts with a Hong Kong PLC on behalf of the project sponsor for a multi-property resort and casino complex in Russia
  • Sourced Debt and Equity funding for the Development and Rollout of a Franchise Chain of Internationally-Branded, midscale hotels
  • Structuring of Projects – using a variety of mechanisms (incl. OpCo, BrandCo, PropCo splits, as well as traditional leases and freehold owner operations)
  • Conducted Due Diligence work on behalf of landowners in relation to Rent Disputes, and supported neighbouring land owners in a Planning Objection
  • Conducted full Refurbishment and Repositioning of hotels
  • Conducted Operator Selection on behalf of land owners
  • Negotiated with Chinese contractors to procure 135-modular hotel bedrooms (for build, delivery and commissioning)
  • Negotiated with third party “white label” management companies to Operate Branded and Unbranded operations
  • Turned around an under-performing hotel, previously in UK PLC ownership – more than doubling turnover and bringing it into profitability
